Service FAQ

Grouting & Caulking Restoration FAQs

Everything you need to know about our grouting & caulking restoration scope, checklists, supplies, and pricing.

Grout is a rigid, cementitious or epoxy-based mixture used to fill the flat joints between tiles, binding them together into a solid surface. Caulk is a flexible, waterproof silicone compound designed to seal perimeter seams and corners where surfaces meet and movement occurs (such as where the tub meets the tile wall).
Caulk must always be used at change-of-plane joints and perimeter seams—such as where tile walls meet the floor, in inside corners where two tile walls meet, and along the edges of bathtubs, shower pans, sinks, and countertops. Grout should only be used on flat surfaces between tiles on the same plane.
Homes naturally expand, contract, and settle with changes in temperature and humidity, and bathtubs flex when filled with water. Because grout is completely rigid, using it in corners or around tubs will cause it to crack, crumble, and allow water to seep behind walls, resulting in costly hidden rot and mold. 100% silicone caulk remains flexible and waterproof, accommodating movement without cracking.
Sanded Grout contains fine sand for extra strength and is used for joints 1/8" or wider (standard floor and wall tiles). Unsanded Grout has a smooth finish and is used for narrow joints under 1/8" or delicate tiles (polished marble, limestone) that sand could scratch. Epoxy Grout is made of resin and hardener—it is completely non-porous, waterproof, and chemical-resistant, ideal for high-moisture or commercial applications.
Over time, old caulk loses its bond with the tub or tile, allowing moisture and soap scum to seep behind it where mold thrives in the dark. Surface wiping cannot eliminate mold growing beneath degraded silicone. We completely strip the old deteriorated caulk, sanitize the joint with an antimicrobial wash, dry it thoroughly, and apply fresh 100% mold-resistant silicone.
Cement-based grout is naturally porous—like a hard sponge, it absorbs dirty mop water, spilled liquids, soap scum, and body oils, resulting in permanent discoloration and odor. Applying a clear penetrating hydrophobic grout sealer creates an invisible barrier locking out moisture, bacteria, and stains, keeping your tile joints pristine and easy to wipe clean.
We recommend waiting 24 hours to allow the fresh waterproof grout and silicone caulking to fully cure before exposing the area to water.
